This property consists of 14 three-story buildings with 159 residential units which were originally constructed in 1984. A previously completed site drainage investigation identified two primary issues requiring remediation. The first issue was cleaning and inspecting the main stormwater conveyance system; it had numerous obstructions requiring cleaning and jetting work. The second issue was significant drainage issues at the foundation perimeters as a result of the existing footing drains’ failure along with a lack of foundation waterproofing products. These issues resulted in water intrusion at the first-floor, partially subterranean units.

We began by conducting an extensive inspection of the existing stormwater conveyance system to identify problem areas so that the drain jetting and cleaning could be addressed using a targeted approach. In addition to inspection and cleaning the main stormwater conveyance system, we also prepared repair recommendations and subsequent bid documents so that the foundation waterproofing and drainage project could be competitively bid.

The final scope included full foundation waterproofing drainage improvements at four buildings, including installing new footing and downspout drains, foundation waterproofing, and installing new drainage composite over the newly installed foundation waterproofing products. The new drainage installations were then routed to the recently repaired stormwater conveyance system. We targeted inspection services throughout the project toward quality control and conformance with manufacturer’s installation details and inspections.
