True North is an Owner's Representative Project Management (OR/PM) company. We are hired industry experts that work in collaboration with building owners and/or homeowners associations throughout the construction process from infancy through to completion. As experienced guides, we can help you:

Every building and building owner (or ownership group) is unique. We can help with any portion of the process, or its entirety. Our approach is collaborative and proactive with high expectations for quality standards. Most importantly -- we work to maintain positive relationships with all of our clients, architects, engineers and contractors throughout the life of a project and beyond. 

We have a group of preferred, skilled, and fully licensed contractors that we solicit RFPs from on a regular basis. In many different trades, this group is constantly being refined based on continued performance and integrity. With our combination of in depth building knowledge and network of top notch contractors, we are a smart option for project-ready owners.


Condominiums & Homeowner Associations

All buildings need maintenance and replacement parts from time-to-time. However, shared ownership (and therefore shared decision making) presents its own set of challenges. While the construction process itself remains the same as a commercial use building, condominiums (and other multi-family communities) require additional expertise. We commonly work with HOA Boards and Property Managers. Ongoing progress reporting, photo-documentation, and meeting leadership assistance with the greater homeowner community are just some of the additional benefits that we provide. We work hard using our guiding principles to help instill a level of comfort that a large project needs to be successful.


Construction monitoring

While a building is under construction it is common for owners, lending institutions, insurers, and/or local code regulations to require a third party to verify construction details are installed correctly. As independent experts, we perform these regularly and are a trusted choice.

Construction monitoring (a.k.a. Third Party Construction Oversight, or Third Party Course of Construction Inspections) is beneficial to the building owners from a quality control standpoint, and may be required in some cases. Lending institutions often employ third party inspectors to ensure with each bank draw the appropriate tasks are being completed satisfactorily.

We believe that many headaches and problems can be eliminated with a project if errors are caught early and reported effectively during the course of construction. In addition to having good communication with our clients, we believe that it is very important to establish a good working relationship with the contractors performing the work on a site. This allows us to bring problems to the contractor's attention while we are on site. It also allows us to schedule visits when most appropriate.
