This property consists of 11 buildings which were originally built in 1982. It includes 96 residential units and a newly created leasing center / maintenance building which was converted from an existing 5-car garage building. The buildings were clad with the original T1-11 siding with aluminum windows, both of which had reached the end of their useful life and required replacement.

Our scope of services included a review of the existing enclosure assembly in conjunction with the permit drawings to verify that proposed details would meet the design intent. After the initial investigation period, our team provided regular course of construction inspections to verify proper installation for building envelope components in conjunction with the project drawings and specifications as well as the product manufacturer’s installation guidelines.

As a result, the buildings underwent a full exterior cladding replacement including the installation of new WRB, window penetration waterproofing, window and sliding glass door replacement, entry door replacement, and installation of horizontal lap fiber cement siding. Installation also included new storefront window assemblies and standing seam metal roofing in addition to the WRB and siding installations at the newly created leasing center / maintenance building. At the conclusion of the project, we were able to provide RCW 64.55 compliance letters as required by the municipality.
