This property consists of one leasing office and 12 two-story residential buildings with 126 apartment units, originally constructed in 1981. In addition to the buildings themselves, the property consists of a large asphalt parking lot with carports, concrete walkways, open lawns, a playground area, a concrete sport court, and mature landscaping.
Our client had previously obtained construction drawings that included a full renovation to the leasing office, construction of a new dog park, new game areas, and new covered barbecue area. Our team provided pre-construction services including preparing supplemental project specifications and bid documents so that each scope of work could be competitively bid. Following the contract award, our team provided course of construction inspections and project management services through the close-out process.
The final scope included fully renovating the existing leasing office including reframing interior walls, new interior finishes, mechanical, electrical and plumbing systems, along with construction of a new fitness center. Exterior improvements included a new covered barbecue area, dog park, game area, and installing new landscaping at each area respectively.
