This property is a 5-story mixed use building with commercial space on the ground floor and 34 residential units. The property is at a prominent location in the Queen Anne neighborhood of Seattle and is located at the southwest corner of the intersection of Queen Anne Avenue North and West Galer Street.

We began by conducting an extensive review of the existing roof assembly. We also evaluated the existing cellular equipment, provided repair recommendations and budgets, and assisted the client with course of construction inspections and project management services.

Our project team modified details to improve the building enclosure’s integrity, specifically at cellular equipment locations. Inspection services throughout the project were focused on quality conformance with project details and specifications and identified areas requiring additional detailing.

The building underwent a full roof overlay including installation of additional rigid installation to mitigate condensation issues which had resulted in a number of roof leaks over time. During construction, TNCM analyzed and prioritized repairs, presenting options for client approval prior to the course of construction.
