The property consists of one 2-story building with 32 residential units, originally constructed in 1990. The building was clad with the original vinyl siding and aluminum windows. A previous building envelope investigation exposed significant wood rot and decay damage at a variety of the exterior and courtyard elevations. While the building envelope details were not constructed to modern building envelope standards, the primary cause of the water damage was not the result of inadequate waterproofing means and methods, but rather substantial condensation in the wall cavities due to poorly insulated walls in conjunction with poor interior ventilation performance.

Our team provided pre-construction services including preparing repair recommendations and budgets, as well as developing the project specifications and subsequent bid documents so that the exterior envelope replacement project could be competitively bid. Since the start of construction, our team has provided course of construction inspections and project management services and will continue to support the project through the close-out process.

The resulting included a full exterior strip and re-clad including new wall insulation, sheathing, fiber cement siding, vinyl windows, horizontal waterproofing at unit decks and common-area walkways, unit ventilation improvements, and exterior lighting.
