The property consists of three buildings with 30 residential units which were originally constructed in 1978. The buildings were clad with the original cedar-shake siding which had significant wood rot damage as a result of inadequate waterproofing details commonly used at the time the building was constructed.

While this building was in need of a full envelope replacement including installing new siding and windows, budgetary constraints prevented the full scope. Under these restrictions, we extensively reviewed the existing enclosure to determine the areas in most need of repairs. We also evaluated the existing common area lighting which functioned poorly and posed possible life-safety and security concerns.

The final project scope included selective siding replacement at the East elevations of two buildings, horizontal waterproofing applications at unit decks and common walkways, barge-board replacement and venting improvements at all three buildings, full exterior sealant joint replacement and painting, exterior handrail replacements, parking lot asphalt replacement, and installing new common area lighting circuits and fixtures.
