RESIDENTIAL APARTMENT COMPLEX (REPAIRS CURRENTLY IN PROGRESS)

The property is a 10.41 acre parcel and consists of one clubhouse and 20 residential buildings containing 222 apartment units, originally developed in 1991. The buildings have pitched roofs with asphalt composition roof surfacing, and their exterior is currently clad with vinyl siding, vinyl trim, and wood trim with the original aluminum-frame windows. The second and third floor units have solid membrane decks that are surfaced with an elastomeric deck coating.

Our team provided pre-construction services which included preparing repair recommendations and budgets, developing the project specifications and subsequent bid documents so that the exterior envelope replacement project could be competitively bid. Since construction began, our team has provided course of construction inspections and project management services and will continue to support the project through the close-out process.

The resulting project will include a full exterior strip and re-clad including new wall fiber cement siding, vinyl windows, horizontal waterproofing at unit decks and common-area stair landings, guardrails, and exterior lighting.
