The property consists of seven 2-story buildings with 40 residential units which were originally constructed in 1993. The existing roofs are pitched and surfaced with “three-tab” asphalt composition roofing.

Our team began by evaluating the roof surfacing. We prepared repair recommendations and budgets during the pre-construction process and developed a full bid package so that the roof resurfacing project could be competitively bid. During the course of construction, we provided construction monitoring and project management services.

The final scope included a full roof resurfacing using new asphalt composition roof surfacing—including installing new skylights, cricket installation, and siding replacement at the chimney chase locations. We targeted course of construction inspections towards quality control and conformance with the manufacturer’s installation specifications. We also coordinated the close-out process including punch-list walkthroughs and associated repairs, ensuring warranty issuance and coverage from the roofing product manufacturer.
