The property consists of three 4-story buildings consisting of 140 residential units which were originally constructed in 2001.

Our team began by evaluating the existing asphalt composition roof surfacing which had failed in numerous locations and resulted in expensive roof leak repairs over the last several years. We then prepared repair recommendations and budgets in addition to course of construction inspections and project management services. The buildings underwent a full roof resurfacing using a polymer modified asphalt shingle, which provided the best warranty coverage, along with performance benefits including impact resistance. This was crucial, given the number of mature evergreen trees at the perimeter of all three buildings.

We also coordinated ventilation improvements during this process to address inadequate passive air vents which were original to the building. We targeted course of construction inspections towards quality control and conformance with manufacturer’s installation specifications. Lastly, we coordinated the close out process ensuring timely product manufacturer warranty issuance.
