The property consists of 35 buildings with 131 residential units which were originally constructed in 1994. The existing asphalt composition roofing system had reached the end of its useful life and required replacement.

Given the number of buildings at the site, the Board elected to proceed with a phased approach to the repairs and ultimately elected to address roof resurfacing at 10 of the buildings in 2017. Our involvement included preliminary inspections at each building included in the repair phase, after which we prepared repair recommendations and a subsequent scope to bid that was used in a competitive bidding process. Once the contract was awarded, our team coordinated pre-construction services, course of construction inspections, and project management services.

The resulting project included a full roof resurfacing at each of the 10 buildings using a 15-year asphalt composition roofing product including all associated accessories. During the installation process, we identified multiple buildings with defective original construction that had resulted in inadequate attic ventilation. This defective construction had caused significant framing and sheathing damage over time. Our team was able to quickly identify the issue and provide repair directives to mitigate any future ventilation issues.
