The property consists of 21, 2-story buildings consisting of 126 residential units which were originally constructed in 1998.  The building envelope was previously remediated as part of a construction defect suit however the unit deck traffic coating was not included in the previous repair scope.  Given the age of the existing pedestrian traffic coatings, the Board sought options for updating the current waterproofing system while also addressing potential design improvements to ensure the maximum useful life of the new coating system.

After review of the existing deck conditions, our team prepared repair recommendations and subsequent bid documents for a competitive bid process.  During construction, we performed course of construction inspections to verify proper installation of the new waterproofing products while also coordinating with the manufacturers product representative to ensure the best possible warranty coverage for the new coating system.

The final scope included full system waterproofing at about half of the deck locations, and new aggregate and top-coats at the remaining locations.  During the coating application process, the existing surface-mounted guardrails were removed as required for installation of gasketing material at attachment locations.
